Terms of sale

These terms apply to orders from our online shop. Last updated 7 October 2026.

1. About us and these terms

1.1 We are ROKA Studio Ltd, a company registered in England and Wales, company number 17333628. Our registered office is The Barn, Golden Square, Henfield, BN5 9DP. We trade as ROKA Studio.

1.3 These terms cover products you buy from our online shop at www.roka.studio/shop: cladding tiles, and supply-only worktops, vanity tops, hearths, window sills and shelves. Work we make and fit to a quote is covered by that quote and our guarantee.

1.4 If you buy as a consumer, you have legal rights that these terms do not take away. If you buy for a business, sections 5 and 6.3 work differently, as set out there.

2. Ordering, price and payment

2.1 Prices on the product page are the full price. We are not VAT-registered, so no VAT is added.

2.2 Delivery is shown at checkout before you pay. Cladding tiles are charged per pallet, up to 48 tiles a pallet. Worktops are £150 an order, for pieces up to 3 m long. Vanity tops, hearths, sills and shelves are charged as shown on their product page.

2.3 You pay in full when you order, through Stripe's secure checkout. We never see or store your card details.

2.4 Our contract starts when your payment goes through and we send you an order confirmation by email.

2.5 If we can't make your order (for example, a price on the site was clearly wrong), we will tell you before we start making it and refund you in full.

2.6 Colours and finishes vary a little from tile to tile and from the photos on screen. That is the nature of cast concrete, not a fault. Free samples are available at roka.studio/samples.

3. Making and delivery

3.1 Everything is made to order in our West Sussex workshop. We dispatch within 6 weeks of your order, or of the day you confirm cut-out positions if your order has cut-outs, unless we agree another date with you in writing. We email you a delivery date.

3.2 If we are going to be more than 30 days later than the date we gave you, you can cancel and get a full refund.

3.3 We deliver to the UK mainland, by pallet or by a two-person or courier delivery, to the kerb or the nearest point the vehicle can reach. The driver does not carry goods into the building.

3.4 Someone must be there to receive the pallet and check the delivery note. A full pallet of tiles weighs up to about 1,000 kg, so you need firm, level ground for the pallet truck. Tell us before delivery about narrow access, steep drives or weight limits.

3.5 For the Scottish Highlands, the islands, the Isle of Wight and Northern Ireland, we will call you before booking delivery. The cost may be higher. If you don't want to pay the difference, we refund you in full.

3.6 Your order becomes yours, and your responsibility, once it is delivered.

3.7 If your worktop or vanity top has cut-outs, we confirm their positions with you by email before we cast. We start making it once you confirm.

4. Checking your order and faults

4.1 Please check your order within 48 hours of delivery. Email any crack, damage or fault, with photos, to hello@roka.studio. We will remake anything that fails the check: pieces match the size you ordered and our samples within ±3 mm.

4.2 Please don't fit a piece you think is faulty. Once a piece is cut or fitted, we can't tell whether a crack came from the piece or from handling and fitting.

4.3 If you are a consumer, the Consumer Rights Act 2015 gives you rights if goods are faulty, not as described or not fit for purpose. That includes up to 30 days to reject faulty goods for a refund. Nothing in these terms affects those rights.

4.4 Our guarantee covers work we make and fit ourselves. Anything bought here and fitted by someone else is covered by this section and your legal rights.

5. Cancelling (consumers' 14 days)

5.1 If you are a consumer, you can change your mind and cancel within 14 days of the day your order is delivered. You don't need to give a reason.

5.2 To cancel, email hello@roka.studio with your name, order reference and a clear statement that you are cancelling. You can also use the model cancellation form below.

5.3 If you cancel before we start making your order, we refund everything, including delivery.

5.4 If you cancel after delivery, the goods must come back unused, uncut and in their packing. We arrange collection and you pay the cost of returning them, which we estimate at no more than the delivery charge on your order. We refund the price of the goods and the standard delivery charge within 14 days of getting them back.

5.5 We can reduce a refund if the goods have been handled more than needed to inspect them, or are damaged.

5.6 The right to cancel does not apply to goods made to your specification: a custom size, a custom colour or cut-outs you chose, including anything ordered through one of our custom builders. Standard-size products and stock-colour tiles can be cancelled under 5.1.

5.7 Business buyers have no right to cancel once we start making the order.

6. Liability, complaints and law

6.1 We are responsible for loss or damage you suffer that is a foreseeable result of us breaking these terms or failing to use reasonable care. We do not exclude liability for death or personal injury caused by our negligence, or for fraud.

6.2 Tiles, worktops, vanity tops, hearths, sills and shelves are building products. Fixing, suitability of the wall, cabinets or frame, adhesive, and any structural or building-regulations sign-off are the responsibility of whoever fits them. Worktops need firm, level support along their length. A hearth must suit your stove and the floor under it: your stove installer checks this before fitting. Take advice from a fitter or engineer for high walls or heavy loads.

6.3 If you buy for a business, our total liability is limited to the price you paid for the order, and we are not liable for loss of profit, business or contracts.

6.6 These terms are governed by the law of England and Wales. If you live in Scotland or Northern Ireland, you can also bring a claim in your local courts.
